Does the association pay anything?

No. There is no fee for the association. We are paid a percentage of rent by each owner who chooses to join the program. The association signs a master agreement appointing Sunny Orange Stays as the community's rental manager, sets the rules we operate under, and gains one accountable operator to call.

Do all owners have to participate?

No. Participation is voluntary and unit by unit. Full-time residents, owners who never rent, and owners who prefer to keep their own arrangement are unaffected. Programs typically start with a handful of units and grow as owners see the results.

How do you enforce our rules with guests?

Your rules are written into the listings, the rental agreement every guest signs, and the automated pre-arrival messages. We set occupancy limits and minimum stays to match your documents, verify every guest before arrival, and our local team responds to issues, including after hours. Guests who break the rules answer to us, not to your board.

Our documents restrict rentals (minimum stays, approval, caps). Can this still work?

Usually, yes. We build each program around the community's actual restrictions, whether that is a 7-night minimum, a 30-day minimum, tenant approval, or a limit on rental units. We also run monthly and seasonal rental programs where nightly rentals are not permitted.

Who handles licensing and tourist taxes?

We do. Every unit in the program is set up with the required Florida vacation rental licensing and local registrations, and we collect and remit the state and county tourist taxes on every booking. Owners and the association never touch it.

What about damage to units or common areas?

Every reservation carries guest-paid damage protection, and every guest is verified before arrival. Incidents are documented and handled by our team, and because we know exactly who was in which unit and when, accountability is never a mystery.

What do participating owners actually receive?

Full-service management: listing and marketing across every major channel plus the resort's own booking site, dynamic pricing, guest screening and communication, housekeeping and inspections, maintenance coordination, and monthly statements with direct-deposit payouts. Owners keep the right to use their unit whenever they like.

We already have owners renting through other managers. How does a transition work?

Gently. Owners join as their existing arrangements allow, and we honor bookings already on the calendar. Most transitions are complete within a season, and the board sees the difference in guest quality and consistency well before that.
