Policies
Important information about reservations, cancellations, and resort rules.
These policies apply to every stay at Coral Resort, 483 East Shore Drive, Clearwater Beach. Reservations are handled by Sunny Orange Stays, and the Terms and Conditions you accept at checkout are the full agreement. If anything here differs from those terms, the terms apply.
Reservations and Payments
- Coral Resort has a three-night minimum stay. Weekly and monthly rates are available on request.
- A deposit of 50% of the total is charged when you book. The balance is charged automatically to the same card 30 days before arrival. Reservations made within 30 days of arrival are paid in full at booking.
- The primary guest must be at least 25 years old, present for the whole stay, and responsible for everyone in the party. A valid government-issued photo ID is required before check-in details are released.
- Your rate includes the suite, utilities, Wi-Fi, use of the heated pool, beach access and one parking pass. Cleaning fees and taxes are shown before you pay.
Cancellations and Trip Protection
- Without Trip Protection: cancel more than 60 days before check-in for a full refund. Cancellations within 60 days of check-in are non-refundable and the reservation cannot be transferred.
- With Trip Protection (optional, offered at checkout): cancel up to 5 days before check-in for a 100% credit toward a future stay or an 80% refund, excluding the cost of the protection itself. Cancellations within 5 days of check-in are non-refundable.
- Airbnb reservations follow Airbnb’s cancellation policy, since Airbnb holds the payment.
- Out of fairness to guests who buy Trip Protection, we cannot make exceptions to these terms.
Check-In and Check-Out
- Check-in is from 4:00 PM. Check-out is by 10:00 AM so our housekeepers can prepare the suite for the next guests.
- Early check-in or late check-out may be possible on request and is confirmed only when the schedule allows.
- Check-in instructions, your door code and parking details are emailed before arrival. Suites use keyless entry.
Occupancy and Guest Conduct
- Each suite has a maximum occupancy shown on its page. Everyone in the suite or on the property, including day visitors and children, counts toward that number. Exceeding it may end the stay without refund.
- Parties, events and gatherings are not permitted. Only registered guests may use the pool, dock and other resort amenities.
- Quiet hours are 10:00 PM to 8:00 AM. Please be considerate of neighbours; the resort is home to full-time residents as well as guests. Pool hours are posted on site.
- Firearms, ammunition and weapons of any kind are not allowed on the property.
Parking
- One parking pass is included per suite. There are seven on-site spaces and five passes for a nearby off-site lot; passes are assigned by the housekeeping company and confirmed in your check-in email.
- The lot is monitored around the clock by a third-party towing company. Vehicles without a valid pass, or parked outside the instructions, will be towed at the owner’s expense.
- Boats, trailers, RVs and other oversized vehicles cannot be accommodated. A $50 fee applies to a lost or unreturned parking pass.
Pets
Pets are not permitted at Coral Resort. Trained service animals are welcome as required by law; emotional support animals do not qualify. Guests are responsible for any damage or injury caused by an animal in their care.
Smoking
Coral Resort is smoke-free in every suite and across the grounds, including balconies and the pool courtyard. This covers cigarettes, cigars, pipes, vaping and any drug use. Evidence of smoking results in a minimum $500 cleaning charge.
Damage and Housekeeping
- Every reservation includes a non-refundable Accidental Renter’s Damage Protection fee, which covers accidental damage during your stay up to $1,000 in place of a large security deposit. It does not cover intentional damage, theft, excessive cleaning or damage caused by negligence, pets or vehicles; those costs are charged to the card on file.
- Suites are professionally cleaned before arrival and stocked with starter supplies (toilet paper, travel-size toiletries) that are not restocked during the stay. Please leave the suite in reasonable order; excessive cleaning is charged.
- Please check for belongings before you leave. We cannot be responsible for items left behind, and the resort cannot receive mail or packages for guests.
Pool and Dock
There is no lifeguard on duty. Swim at your own risk, supervise children at all times and use the dock only for fishing and viewing. Glass is not permitted in the pool area.
Weather and Hurricanes
If a mandatory evacuation order is issued for Clearwater Beach, you will be refunded for the nights you are not permitted to occupy the suite. We do not refund for rain, cold snaps, red tide or other conditions outside our control, which is one more reason we recommend Trip Protection.
